Units snapped up in warehouse site Commercial Property
THREE owner occupiers have splashed out a total of $1.2 million at a Burleigh Heads industrial complex leaving only one tenancy available for sale.
The six unit warehouse complex at 5 Calabro Way in the Burleigh Gardens Industrial Estate has also attracted an international tenant.
A car industry supplier paid $458,000 for a 241sq m unit while a plumbing business outlaid $405,000 for a 209sq m title and a distribution company bought a 211sq m warehouse for $380,000. The ugg sales are expected to settle in coming weeks.
Envirosax, an environment friendly shopping bag distributor, has signed a two year lease for the remaining three units in the ugg complex at a cost of $125/sq m.
The combined 798sq m premises features 305sq m of airconditioned office space across two levels and is carrying a $1.6 million price tag.
Envirosax, which was established in 2004 by Belind ugg a and Mark David Tooze, spent about $70,000 fitting out the unit.
The fit out was constructed by complex developer Alex Group, associated with builder Roger Halfpenny, and included two glass enclosed boardrooms, a ground floor reception area, data cabling, airconditioning and an epoxy resin seal on the warehouse floors.
Envirosax distributes its fashionable shopping bags to more than 50 countries and was established at the David Tooze family farm in the Currumbin Valley.
The business signed the lease last month and has started operating from the tenancy.
The unit features three roller doors and has exclusive use of 14 parking spaces plus visitor parking.
The tilt panel complex was finished in early March and was designed by Mr Halfpenny in conjunction with Mac Mac Drafting.
It sits on a 2470sq m parcel the Alex Group acquired last year in a $1.33 million deal with property developers Dalerate and Zanview, associated with the Calabro family.
The units all have 4.4m high electric roller doors, storage mezzanine, 6m high internal clearance and timber finishes.
There are no exposed beams in the units, which are finished with plasterboard and paint.
They are zoned for distribution purposes under the Gold Coast City Council planning scheme.
The three sales and lease deal were negotiated by agent Brendon Ross, of PRO Property Services Gold Coast.
Mr Ross said Mr Halfpenny had spared no expense when he developed the complex.
He said the complex had attracted strong interest because the finishes were to none and it had good exposure to on coming traffic.
“When I am looking for a property for a client I show them what is available in the area and they always come back to 5 Calabro Way because of the quality of the complex,” said Mr Ross.
“Env ugg irosax was so pleased with the complex that after looking at plenty of other properties in the Currumbin and Burleigh areas they signed on because there was nothing else on offer to the same standard.”
Mr Ross said that the Envirosax unit would appeal to an astute investor looking for a strong return.
He said the two Burleigh Heads industrial units Envirosax had moved from were also available for sale or lease.
The units, 152sq m and 219sq m, are in a nine unit complex at 51 Township Drive and are for lease at $160/sq m or sale at $385,000 and $495,000 respectively.
